CTP builds for clients in Poland
CTP's geographic reach has been expanding now for several years. The Czech-based developer moved into Romania two years ago and immediately established a strong position with key acquisitions around the capital Bucharest. In doing so, it was of course building on activity in the country in previous years. But with its finances in place and a highly diverse market that included players more interested in getting out than building further, the timing was opportune. At the same time, CTP was finally pushing into Slovakia, where it had never been very active despite the proximity to its home market. Last year, CTP moved into Hungary through an acquisition of an existing park that includes development potential and more deals are said to be under consideration._x000D_

Poland, until recently, remained out of bounds and apparently beyond the coverage CTP seemed intent on providing its clients. This, too, is changing as the company has made its move for a piece of that market as well. CEO Remon Vos says his activities are mainly driven by demand from existing clients. "We have more than 500 long-term tenants at this point," he says. "These are companies involved in logistics, e-commerce, distribution, or companies involved in manufacturing, for whom we have developed custom built industrial properties over the past years. Many of our clients like to extend their activities in the region."Vos reveals that nearly two-thirds of all business CTP does is for existing tenants._x000D_

In Opole, then CTP is building property for IAC, Raben and the Italian car parts manufacturere UFI. "The total for Phase I is approximately 50,000 sqm, with additional land to grow," says Vos. He adds that he expects to continue developing properties in Poland, "however other central European countries remain our focus."The company has built up an enormous portfolio to look after, with 4.3 million sqm of lettable space. Vos says his company's primary focus for the time being are based around Bucharest and in Hungary. "We plan to be at 5 million square meters of lettable area by nextyear, in ownership," he says.
