The developer of a top-end residential project next to Parukrka park in Prague 3 is reluctant to divulge a price per square meter. "The residence is sold as a package," says Milan Ganik, managing director of Central Park Praha. Together with membership in a local sports club and VAT, you can buy an apartment in the complex for between Kc 4 - 14 million (€142,000 - €496,000). The flats range from 45 sqm studios to 120 sqm four bedroom units. It's not cheap, but Ganik claims that without officially kicking off the marketing campaign, reservations have been taken on 150 of the 500 flats due for completion during 2007. The company began sales by opening a sales center in Pal&c Forum on Wenceslas square. The new center is also where clients will go to deal with project changes, mortgages and other administrative matters. Sales centers have clearly become a necessary marketing weapon recently: Lexxus, Finep and Professionals have also opened their own in the heart of Prague. ING Real Estate, on the other hand, is focusing on shopping mall locations.
